I’m often asked this question, and the answer is simple: 𝗡𝗼𝗻𝗲 𝗼𝗳 𝘁𝗵𝗲𝗺 👀 No certification is perfect, and none fully encompass every nuance of sustainability—and that’s absolutely fine. Here’s why: Sustainability certifications aren’t about perfection - they are designed to drive positive change. They provide a framework to align stakeholders, set clear goals and benchmarks, and enable measurable progress. Each certification addresses different scopes and aspects of sustainability, serving unique purposes. For example: • #LEED: Holistic and design-focused, emphasising energy efficiency and environmental impact. • #WELL: Prioritises occupant health and well-being through design and performance. • GRESB: Evaluates ESG performance at the portfolio level, guiding investors with measurable outcomes. • RELi 2.0: A #USGBC resilience-based rating system, combining sustainability and disaster-preparedness criteria to enhance the durability and adaptability of buildings and communities. • SmartScore (WiredScore): Evaluates smart buildings’ performance, including their connectivity, user experience, and integration of advanced technologies. • NABERS: Focuses on in-use operational performance for energy, water, waste, and indoor environment quality. • Net Zero Certification (Living Future): Targets true net-zero energy, water, or carbon performance, setting ambitious sustainability goals. LEED v5 O+M kept the 110-point total. It changed almost everything else about how you get there. LEED Existing Buildings v5 is what I've been teaching. I just wrapped the newly redesigned DCSEU Train Green workshop. Preparing it required a credit-by-credit comparison of v4 EBOM against v5 O+M — every prerequisite, calculation, threshold, and documentation change. The takeaway I keep coming back to: v5 O+M rewards a different building than v4 did. v4 was heavy on prescriptive policies. Site management, purchasing, waste, cleaning, lighting, daylight, indoor environmental strategies — each with its own credit, most awarded on process. v5 shifts the weight to measured operational performance: 🔹 Greenhouse gas emissions now carry the same point value as energy performance — 12 points each. A building can be efficient and still generate significant operational emissions. v5 evaluates them separately. 🔹 Climate Resilience, Human Impact, and Carbon are now required assessments in the new Integrative Process category. Existing-building teams have to evaluate future hazards, operational vulnerabilities, and community impacts before they touch a single credit. 🔹 Indoor Environmental Quality jumped from 17 to 26 points — the biggest single-category increase. The expansion covers measured air quality, verified ventilation, occupant feedback, and resilient operating practices. 🔹 Water and waste consolidate around performance outcomes instead of separate prescriptive credits. 🔹 Platinum now requires more than 80 points. Projects must also hit minimum thresholds in energy performance, operational emissions reduction, and decarbonization planning. Excluding Innovation and Regional Priority in v4 and Project Priorities in v5, the structure contracts from 12 prerequisites and 34 credits to 11 prerequisites and 26 credits. Fewer individual credits — but each one covers more ground and demands more technical evidence. The practical implication: existing-building teams pursuing v5 need to understand how their buildings actually perform, where operational and climate risks live, and what actions close the gap over time. The credit paths are broader. The bar for defending them is higher. Because our work also includes LEED certification for existing buildings, this analysis directly informs how we're advising clients now pursuing LEED v5 O+M certification. Amsterdam’s green vault. DNB HQ used to store all the Dutch gold. Today, you can still visit the old vault rooms—and walk through one of the most sustainable buildings in the Netherlands. How do we know? It scored 92.47% — BREEAM Outstanding (top <1% of buildings). Scheme: BREEAM-NL New Construction & Renovation. Certification date: 2 June 2025. What BREEAM checks Energy, water, waste, pollution, transport, materials, management, health, ecology. Category results 100% in Management, Pollution, Waste. Lowest: Land Use & Ecology (still strong, room to grow). What they actually did (my top picks) 1. 80% energy-use reduction: solar + geothermal, advanced double-glazed façade, external sun-shading, heat-recovery. Demand down first, then supply clean. 2. Circular renovation of the round tower: dismantled modularly, materials reused/repurposed, city poplar wood upcycled into new slatted ceilings. Why it matters Lower carbon. Less waste. Let’s talk about something you’ve probably seen mentioned in green building projects across the UAE… It’s called Estidama, which means ‘sustainability’ in Arabic. Estidama is not just a word, it’s a full framework created by the Abu Dhabi Urban Planning Council to make sure buildings are designed and operated in a way that protects our environment and resources. It focuses on four main areas: ♻️ Energy Efficiency (Reduce CO₂ emissions, save utility costs) 💧 Water Conservation (Mandated water metering & low-flow fixtures) 🌱 Health & Comfort (Better IAQ, thermal comfort, acoustics) 🌍 Environmental Impact (Encourages native landscaping & biodiversity) 🛠 Material Use (Focus on low-VOC, recycled, and local materials) Every project is rated using something called the Pearl Rating System, from 1 to 5 pearls. The more pearls, the more sustainable the project is. It applies to villas, buildings, and even communities and it’s all about long-term savings, healthier environments, and smarter resource use. Here’s a snapshot: LEED reigns in North America and a bit of the Middle East. It’s seen as a global prestige symbol, often tied to high-end developments and international investors. Think airports, towers, luxury real estate. LEED works well where image, investor confidence, and global benchmarking matter most. BREEAM leads in the UK and parts of Europe. With a heavier focus on lifecycle impacts and strong policy alignment, it’s often chosen for public projects or developers targeting comprehensive ESG outcomes. BREEAM is where regulation meets strategy. EDGE, championed by IFC, is growing fast in emerging markets across Africa, South Asia, and Eastern Europe. Its beauty lies in practicality: lower certification costs, easy-to-use tools, and suitability for mass housing, schools, and urban development. EDGE is where scalability meets social impact.` So what’s the takeaway? Choosing a green building certificate isn’t just about ticking sustainability boxes. It’s about context: local climate policies, investor expectations, project typology, and the social contract you’re building with the city and its people.
